Meet Our Principals
Terri Delhamer began her commercial real estate career in 1981 and over the past 30 years has specialized in representing buyers and sellers of land and investment properties in Southern California with special focus on the Inland Empire. She is able to utilize her background and expertise as both an attorney and a CPA to assist her clients in analyzing, evaluating and negotiating properties for acquisition and disposition.
Over the past three years Terri lead the Inland Empire distressed asset group for a national brokerage firm providing both pre-foreclosure and post-foreclosure services. In that capacity she represented both lenders and investors of distressed property and notes in valuing the assets and determining opportunities for repositioning and remarketing to maximize returns.
James Delhamer’s commercial real estate career also spans the past 30 years and includes 0ver 25 years working in land development in California, Arizona, Texas and Florida. In his capacity as Division President for a major national land developer he focused on identifying new properties for acquisition; reviewing and ﬁnalizing alternative land use plans to determine project environmental and ﬁnancial feasibility;
preparing and analyzing ﬁnancial proformas and budgets; meeting with governmental agencies and community residents to gather project support; directing the installation of site improvements and project amenities; negotiating merchant-builder sales agreements and directing project marketing and public relation efforts. Since 2008 James has been involved in the distressed asset market providing land evaluations, representing lenders in preserving land entitlements and providing receivership services.
